Ayesa adds a new project to its portfolio in Mexico with the Puerta Bosques residential tower

The company has been responsible for supervising construction of the building, which has 46 floors and 455 rental properties.

The project, undertaken by Greystar, is part of a new 42-million-euro urban development, which also features apartments to buy as well as offices.

Ayesa, a global provider of technology and engineering services, has recently added another project to its real-estate project portfolio in Mexico by providing construction supervision services for the high-rise building Puerta Bosques Torre Renta. Featuring 455 rental apartments spread across 46 floors, the project has been undertaken by the real estate developer and manager Greystar, and is part of an ambitious 42.13-million-euro residential and business development.

Mexico is experiencing a boom in its real-estate sector, driven by growing demand and an upward trend in the prices of both new-build and existing housing. As such, a number of high-value development projects are taking place, an example being Agwa Bosques, which is set to open in November. Spread across 9392 m2, it is made up of two twin residential towers with apartments to rent and buy, which have been developed and marketed by delparque and Greystar respectively. It also has an office building belonging to Grupo Gigante.

Ayesa has been responsible for supervising the construction of Puerta Bosques, the residential tower with rental apartments. This has seen it manage all aspects relating to scope, bids, costs, deadlines, the quality of materials, documentation, communication, risks, health and safety, and environmental impact, among others. The scope of Ayesa’s services has also included an 8-storey car park with 1364 parking spaces, which is shared by the two residential buildings. The contract, awarded by Greystar, is valued at EUR 2.5 million.

The residential tower involved in the project occupies a 67,601 m2 site, including the car park. It features 455 one and two-bedroom apartments, as well as a range of communal facilities, such as a swimming pool, a BBQ area, gardens, a coworking space, a bar, a lobby, a gym, a playground and a number of terraces.

Its design is based on functionality and sustainability, with a particular focus on energy efficiency and quality. As such, it features a WWTP (wastewater treatment plant), natural ventilation in each apartment, thermal and sound insulation on its facade (which is built from aluminium and 9.5-mm-thick tempered glass) and energy efficient appliances.

For Jesús Nieto, Head of Project Management in Latin America at Ayesa, this purpose-built, high-rise building is an important addition to the company’s project management and construction services portfolio.

Ever since securing its first contract in Mexico 20 years ago, Ayesa’s strategy has been focused on diversification. This has seen it participate in almost 300 public and private-sector projects in the country, optimising processes through its own methodologies and cutting-edge technology.
