Ayesa Engineering to manage the comprehensive refurbishment of López de Hoyos 141 office building in Madrid

The project will transform an existing office asset in Madrid’s Prosperidad district into a modern, efficient and sustainable workplace, aligned with the latest standards for the commercial real estate market.

June 30, 2026. Ayesa Engineering has been awarded the Project Management contract for the comprehensive refurbishment of the office building and parking facility located at López de Hoyos 141 in Madrid. The project will completely modernise the property, adapting it to today’s requirements for functionality, energy efficiency and occupant comfort while creating flexible, contemporary workspaces on one of the city’s main thoroughfares.

The refurbishment reflects the growing need to revitalise existing real estate assets, maximising their value as an alternative to new-build developments and contributing to the regeneration of the established urban fabric of the Prosperidad district. Beyond upgrading the building itself, the project is expected to have a positive impact on the surrounding area by supporting local economic activity and enhancing the neighbourhood’s urban environment.

Under the contract, Ayesa Engineering will be responsible for project management throughout the entire delivery process. Its scope includes demolition and interior strip-out works, management of planning and construction permits, contractor procurement and tendering, as well as the coordination and supervision of the design process. The company will also oversee and manage the construction phase through to final completion and handover.

The refurbishment incorporates advanced sustainable construction and energy efficiency solutions, including high-efficiency HVAC systems, state-of-the-art telecommunications infrastructure and Building Management Systems (BMS). In addition, LEAN methodologies and Building Information Modelling (BIM) tools will be used to optimise planning, project control and construction delivery.
