Environmental Impact Assessment of Marasi Business Bay Marina

Challenge
Dubai Properties plans to develop five marinas and upland parks within the Business Bay section of the canal as part of the Marasi Development. This high-profile project aims to enhance the water quality of Dubai’s waterways while providing waterfront areas for residential, commercial, and leisure facilities. The marinas will support leisure and tourism infrastructure, catering to private boat owners and charter companies.
Our Role
Ayesa was commissioned to assess the environmental baseline conditions for this project. Our field sampling team evaluated air quality, noise levels, marine ecology, marine water quality, sediments, and landside soil and groundwater conditions. These surveys helped identify existing environmental sensitivities and the value of surrounding receptors. Additionally, we conducted secondary data and desk-based reviews of existing information, including the Ramsar Convention’s characterization of the nearby Ras al Khor Wildlife Sanctuary, a protected wetland in Dubai.
Value added
After identifying significant potential impacts, Ayesa proposed effective mitigation measures to protect the identified sensitivities. We also developed an Environmental Monitoring Plan to verify the effectiveness of these mitigation measures and ensure long-term environmental protection.
