Al Zahiya Waterfront, iconic residential and commercial development

Al Zahiyah Waterfront, developed by Link International Properties, is a 154,000 sq.m iconic mixed-use project featuring two residential towers. The basement includes a podium with various parking areas, retail spaces facing Al Falah Street, an F&B strip, and townhouses overlooking the promenade and the sea. The development also boasts three floating F&B units accessible via pontoons from the promenade and a marina capable of berthing eight vessels up to 12m in length.

Ayesa was appointed by the lead architects, Ewan Architectural & Engineering Consultancy, to provide specialist marine and geotechnical engineering support along with construction supervision. Our responsibilities included developing the concept to detailed design for the pontoon and mooring arrangement, blockwork quay wall along the development waterfront, and foundation piles for the floating platforms.

Ayesa significantly enhanced the project by optimising the number of foundation piles required for the floating platforms. Using state-of-the-art geotechnical software and a thorough understanding of soil characteristics, wave, and current loadings, we streamlined the design, reducing the number of piles needed. This optimisation led to substantial cost and time savings.
