Challenge
The Site 3 Hyperscale Data Centre project in West Melbourne is a multi-phase, long-term development aiming to deliver a minimum of 120MW IT capacity across 24 data halls, with a potential stretch target of 80–100MW over 41 halls.
The project is to be executed in five phases, each with multiple stages. It is designed to meet Tier 4 standards and is under evaluation by the Uptime Institute. Energy efficiency is a key focus, with the development targeting a 5-Star NABERS rating.
Phase 1, currently underway, includes six data halls within Buildings A and B, supporting infrastructure, and two office buildings.
Our work
Ayesa has completed a peer review of design documents and early trade packages, addressing several design issues. As the building services UTI verification consultant, Ayesa's role involves reviewing the design to ensure compliance with Uptime Institute requirements, verifying shop drawings and equipment selections against the Preliminary Project Requirements (PPR), and supporting the Kapitol Group during construction. This support includes answering RFIs and conducting site inspections to confirm the built systems align with design and performance expectations.
Ayesa’s involvement ensures a high standard of technical compliance and performance in the facility’s delivery.
